1) The biggest, most important selling tip is keeping your house clean and removing the clutter.
Your home needs to look like one of the model homes in a newly developed subdivision.
Even if you need to rent a storage room, it is well worth the effort and money spent. On average a home
will fetch 10-15% more when clutter is removed.
Ask your real estate agent what needs to be removed to make the house show better.
2) Make sure all of the lights are turned on when the house is photographed for the listing and
during the showings.
3) Freshen up your curb appeal with new landscaping. Bark is inexpensive, and even that greatly improves the look of your home.
Depending on the season plant or pot a few new blooms to add color and cheer.
4) Make sure the price is right. Too often a house is listed at the top of the market and if the market drops, the price reductions usually are too late and too little.
Look at the CMA (Comparative Market Analysis) and make sure that your house falls into the mid-range of the report.
